During your first conversation, Stefan will get clear on your needs, your situation and your property details. He then prepares a detailed comparative market analysis which includes a summary of information on your property as well as recent sales, and active and expired listings in your area. This analysis includes calculations for price per square foot, price per assessed value and time adjusted calculations for changes in the market. You can expect to receive every piece of information that’s necessary for you to make the right decision.

The Next Step Will Involve Creating An MLS Listing.

This is an essential part of the selling process as it gives your property maximum exposure to all potential buyers and their agents.

The listing is carefully prepared with a meticulously detailed description along with both wide angle and zoom shots to showcase your home in the best light with the intention of attracting the maximum number of qualified buyers.

Once submitted to the Real Estate Board of Greater Vancouver, the listing is instantly visible to all agents and is posted 36 – 48 hours later to the general public on www.realtylink.org,www.mls.ca and www.realtor.ca.

Showings and Updates

Stefan co-ordinates all showings of your property and maintains a detailed activity report in order to provide you with buyer feedback. He will also keep you posted on updates with the market such as new listing competition, new sales and price reductions on competitive listings.

An Offer

Once an offer is accepted and all conditions are removed, the final contract of the purchase and sale is sent to the seller’s lawyer or notary. The deposit is typically held in trust with the buyer’s lawyer and they prepare the paperwork and make arrangements to sign the transfer documents.
